Can I exchange a vacation home?
Sometimes. It depends on rental history and personal use. There is a safe harbor with specific day counts on either side of the exchange.
What if I want to live in the replacement property later?
Converting a replacement property to personal use carries its own holding and reporting consequences. Plan it deliberately rather than improvising.
Does a primary residence qualify?
No. A primary residence is not held for investment, though Section 121 may exclude gain on an ordinary sale.
